The Cheshire Board of Assessors is an elected, three member board. The Cheshire Board of Assessors provides fiscal stability by promptly, fairly and equitably determining the valuation of all real and personal property located in the Town of Cheshire.
Under law the board assesses all property at its full and fair market value each year for the purpose of taxation. This is accomplished through the maintenance and administration of all property data records. Additionally, the Board also administers motor vehicle tax, real, personal and motor vehicle excise tax abatement, and all statutory tax exemptions as allowed by law.

FISCAL 2025 REVALUATION OF
REAL AND PERSONAL PROPERTY
In compliance with Massachusetts General Laws Chapter 40, Section 56, the Board of Assessors has completed a revaluation of all real and personal property in the Town of Cheshire and has received Preliminary Certification from the Massachusetts Department of Revenue for all properties for Fiscal Year 2025.
Analysis of real estate transactions from January 2022 through December 2023, as well as regional data, were reviewed during the revaluation. The values were adjusted to reflect full and fair cash value as of January 1, 2024. Overall, compared to Fiscal Year 2024, the average single family real estate values have increased approximately 6%. NOTE: the actual percentage change on individual tax bills will differ as the tax rate has not yet been set.
The preliminary values will be available for public viewing beginning August 8, 2024 for five business days ending August 19, 2024. Public Disclosure is available for public review by going to the Town of Cheshire website: cheshire-ma.gov and clicking on the link provided showing “FY25 Assessed Values”.
A list of the assessed values will also be available at the Assessor’s Office in the new Town offices at 191 Church Street. The Assessors’ Administrator will be available on the following days:
